Located in the heart of Brisbane, Mary Lane blends luxury living, high-class hotel rooms and premium dining all within one precinct. Spread across 13 levels are 286 hotel rooms with sublime features like The Westin Heavenly Spa, a grand ballroom, and a large resort-style heated pool with Brisbane’s first swim-up bar. Spanning the top 20 levels, the 184 luxury residences are available in one, two and three-bedroom configurations, with four penthouses on the highest residential floor.

Cutting costs without compromising quality
Prior to our engagement, we reviewed the design and identified potential value management items. With the intent to bring the project under budget, our estimating department identified items amounting to $20 million in savings without sacrificing the quality or appearance of the building. The final levels of finishes within the hotel are a testament to our ability to provide functionality and class at a reasonable cost.
During the design phase, we recommended an innovative air-conditioning solution that resulted in an increase in the number of lettable rooms in the hotel. The original plan included split package systems with the condensers positioned in plant rooms on levels four to 15. After a thorough assessment, we determined that a central system, already servicing the lower levels, had the capacity to service these floors as well. The extra space on each floor was converted into additional family/long stay hotel rooms.
Complex concrete methodology
The two-metre thick level four transfer slab posed a significant challenge to construction. Its thickness meant that if it was poured all at once, it would have reached temperatures that would have damaged the plumbing pipes. Together with structural engineers and trades, we identified an appropriate methodology, completing the slab in three stages. To do this, the entire slab had to be completely formed with the reinforcement, and post-tensioning strands draped within. Precast starter panels needed to be positioned and tied in to the final two pours, adding extra complexity and increasing safety considerations. This was workshopped by the safety committee and subcontractors to understand the risks and how these could be mitigated. Through meticulous planning and engagement, the level four slab was poured without incident or disruption.
